Custom Reports - Net Income & Expenses

I am trying to generate a report of my net passive income. This will include income like Interest, Dividends etc. Problem is, the expenses I classify as part of this analysis, i.e. interest expense, investment fees and dividend tax is ADDED to the income instead of DEDUCTED.

Please help, why can the report not take Income MINUS expenses and show me the NET number
